How much is the Security Deposit?  What’s the Total Move-In Cost?

Our Security Deposit equals one and a half month’s rent.  Here are some examples based on typical rent amounts:

Do I pay the Utilities?  Yes, you are responsible for all Utility Payments. 

 

What about the Water Bills?  We collect a monthly fee for payment of your water bills, if your usage exceeds your monthly payments, we will adjust your monthly water payment accordingly.   

 

When is Rent Due Each Month?  Rent is Due on the First of Each Month.

 

Where Can I Pay My Rent?  Rent can be paid at our Office 24 hours a day, 7 days a week through the mail slot in the front door.

Are Pets OK?  Yes, Cats and Small Dogs are fine.  Our insurance carrier requires that we not allow certain breeds of dogs.  We do have an automatic $250.00 Pet Deduction from your Security Deposit if you choose to have pets.  

 

Can I Paint?  Our lease prohibits tenants from making any changes to our houses.  If you do paint, you will be required to pay to have the house returned to its original color. 

 

Who is Responsible for Mowing the Grass and Shoveling the Snow?  You are responsible for all the routine maintenance tasks that a typical home owner is responsible for; lawn mowing, leaf raking, shoveling snow, etc. 

 

What about Pools and Trampolines?  Sorry, but our insurance carrier doesn’t allow our tenants to have pools or trampolines. 

 

How long are your Leases?  We are typically looking for our tenants to sign at least a One Year Lease. 

 

How long does it take to process an Application?  Typically 2-4 days. 

 

Do you charge an Application Fee?  No, we do not charge an Application Fee, though usually We take a Deposit to hold the house while the Application is being processed, this is then applied to your Security Deposit if your application is approved and we sign the Lease.
